Job Title: Roofer - Voids and Repairs

Location: South Manchester

Contract Type: Temporary

Hourly rate: £20 to £35 per hour

1. Job Purpose

To undertake high-quality roofing repairs, maintenance and replacement works across the housing association's properties, with a primary focus on void properties, responsive repairs and planned maintenance.

The postholder will be responsible for identifying and repairing roofing defects, addressing water ingress, maintaining roof coverings and associated components, and ensuring properties remain weatherproof, safe and secure. The role will also support the refurbishment of void properties to ensure they meet the housing association's lettable standards and are returned to occupation within agreed timescales.

The successful candidate will demonstrate sound roofing knowledge, practical repair skills, a strong commitment to health and safety and a professional, customer-focused approach when working in residents' homes and communal areas.

2. Key Responsibilities

A. Voids and Property Refurbishment

  • Carry out roofing repairs and maintenance to void properties in accordance with the housing association's specifications and lettable standards.
  • Inspect roofs and associated components to identify damage, deterioration, defects and potential sources of water ingress.
  • Repair and replace defective roof tiles, slates and other roof coverings as appropriate.
  • Repair and renew ridge tiles, hip tiles, verges, mortar bedding and associated roof details.
  • Undertake repairs to flat roofs, including appropriate patch repairs and replacement of defective coverings, where competent and authorised.
  • Repair and replace defective leadwork, flashings, valleys, soakers and other weatherproofing components.
  • Repair or replace damaged fascias, soffits, bargeboards and associated roofline components.
  • Inspect and repair roof junctions, abutments and penetrations to maintain effective weatherproofing.
  • Clear and repair gutters, downpipes and associated rainwater goods where required.
  • Identify defects requiring further investigation, including damaged roof timbers, sagging roof structures, persistent leaks and signs of structural movement.
  • Work collaboratively with other trades to ensure roofing works are completed as part of the wider void refurbishment programme.
  • Ensure completed works leave the property weatherproof, safe and ready for inspection and handover.

B. Responsive Repairs and Maintenance

  • Attend allocated roofing repairs across occupied properties, void properties and communal buildings.
  • Investigate reports of roof leaks, water ingress, loose or missing tiles, damaged slates and other roofing defects.
  • Carry out repairs to pitched and flat roofs within the postholder's competence and the scope of the allocated job.
  • Replace damaged or missing roof coverings and secure loose components.
  • Repair defective flashing, mortar joints, ridge and verge details and other roof junctions.
  • Identify and address defects affecting the performance of gutters, downpipes and rainwater disposal systems.
  • Undertake temporary weatherproofing measures where necessary to prevent further damage while permanent repairs are arranged.
  • Respond to urgent and emergency roofing repairs as directed by the supervisor, prioritising issues that present risks to residents, property safety or the building's weatherproofing.
  • Identify the likely cause of reported defects and recommend appropriate remedial action.
  • Report any work requiring specialist contractors, additional access equipment or further structural investigation.
  • Ensure repairs are completed efficiently, to the required standard and within agreed timescales.
  • Minimise repeat visits by identifying underlying defects and ensuring appropriate repairs are undertaken.

C. Roofing Inspection and Technical Works

  • Inspect roof coverings, roof junctions, flashings, gutters and associated components to identify defects and deterioration.
  • Undertake repairs to a range of pitched roofing systems, including tiled and slated roofs, where competent.
  • Undertake repairs to flat roofing systems and coverings in accordance with the relevant specification and manufacturer guidance.
  • Carry out appropriate maintenance to roofline components, rainwater goods and other associated elements.
  • Identify signs of water penetration, damaged underlay, defective roof ventilation and other issues affecting roof performance.
  • Recognise potential problems involving roof timbers, structural movement, condensation or persistent moisture and report them to the appropriate supervisor.
  • Use suitable materials, fixings, sealants and repair methods for the roofing system concerned.
  • Ensure roofing components are correctly fitted and weatherproofed in accordance with the required specification.
  • Avoid undertaking repairs that could conceal underlying defects or compromise the performance of the roof.
  • Record defects identified during inspections and recommend follow-on works where necessary.

D. Quality Assurance and Compliance

  • Complete all roofing works in accordance with the housing association's specifications, relevant building requirements and manufacturer instructions.
  • Ensure repairs are durable, weatherproof and appropriate to the existing roof construction.
  • Inspect completed work to confirm that the required standard has been achieved before signing off the job.
  • Rectify workmanship defects identified during inspections or reported through the repairs process.
  • Ensure appropriate materials and repair methods are used for the specific roofing system.
  • Maintain high standards of workmanship and contribute to achieving a right-first-time repairs service.
  • Record any outstanding defects, limitations or additional work required.
  • Support quality inspections and handover arrangements for void properties.
  • Report any concerns regarding structural integrity, fire safety or other building defects through the appropriate channels.

E. Resident and Customer Service

  • Provide a professional, courteous and respectful service when working in residents' homes and around occupied properties.
  • Explain the nature of the work and communicate any delays, access requirements or additional repairs where appropriate.
  • Respect residents' privacy, belongings and individual circumstances.
  • Protect property, gardens, pathways, vehicles and other surrounding areas from damage caused by tools, materials or falling debris.
  • Maintain safe access to entrances and communal areas throughout the works.
  • Keep work areas clean, secure and tidy, removing waste materials when the job is complete.
  • Inform the relevant supervisor of any access difficulties or issues that may affect the completion of the work.

  • Contribute to a positive resident experience and the delivery of a reliable, customer-focused maintenance service.

F. Health, Safety and Working at Height

  • Comply with all relevant health and safety legislation, organisational policies, risk assessments and method statements.
  • Follow safe systems of work for roofing activities, particularly when working at height.
  • Use suitable access equipment, scaffolding, roof ladders, edge protection and fall prevention measures as specified by the risk assessment and safe system of work.
  • Only undertake work at height when appropriately trained, competent and authorised, and where suitable access and safety measures are in place.
  • Use personal protective equipment (PPE) correctly and ensure tools and equipment are maintained and used safely.
  • Assess the work area for hazards before starting work, including fragile roof surfaces, overhead services, adverse weather and falling materials.
  • Stop work where conditions are unsafe, including where wind, rain, ice or other weather conditions create unacceptable risks.
  • Establish and maintain suitable exclusion zones where there is a risk of falling objects or debris.
  • Follow procedures for asbestos awareness and stop work if suspected asbestos-containing materials are identified or disturbed.
  • Follow safe manual handling procedures when lifting and transporting tiles, slates, ladders and other roofing materials.
